What's measured vs. what's approximate
Exact, from the sheet: 12'-0½" wide × 10'-8" deep clear, tagged 127 SF (geometry gives 128.4).
Window, per your numbers: double unit, 86" total (two 39" panels, 8" center divider), centered on the east wall — 21" of solid wall at each end.
Still approximate: both door widths (entry drawn 2'-8" hinged at the west jamb, swinging in; closet drawn 2'-4" in the west wall, 1'-5" from the south wall (measured), swinging left into WIC 2). Verify against Welch_20171119.pdf p.9.
Wall faces are drawn at the finish line, so this is usable clear floor. Baseboard eats about ¾" per wall.
Bass traps drop in pre-rotated 45° for corner placement — add two, one per corner.
